Guimaras Land & Property Services is an independent documentation and liaison service for landowners, buyers, and families in Guimaras and nearby provinces.
We exist for one reason: most property paperwork in the Philippines is not difficult — it is slow, scattered, and easy to get wrong if you don't do it often. A title transfer can pass through five offices. A tax declaration update can take a month if you queue at the wrong window. A missing one-page document can reset the clock.
We do this every day. We know which forms are current, which offices are open which days, what the typical timelines really are, and how to follow a file through to release without losing it in the system.
We are not a law firm. When a matter calls for legal analysis or representation — a dispute, a CLOA, an agrarian question, an estate, a contract — we coordinate with Edang Law Office, an independent partner firm. That separation is intentional: legal matters deserve a lawyer; documentation matters deserve a focused team that does only this.
If your matter is simple, we'll say so. If it really needs a lawyer, we'll say that too — and tell you who to call. We don't pad estimates and we don't invent steps.
Every payment we collect, every fee we pay on your behalf, every document we file: logged, dated, and reported back to you. No mystery line items.
We are based in Guimaras and we work the Guimaras offices in person. Your paperwork doesn't get outsourced to someone you'll never meet.

For legal matters — disputes, contracts, agrarian, estates, representation — we refer to Edang Law Office, an independent firm. The two businesses are deliberately separate, with separate engagement letters and separate billing.
Why two brands instead of one? Because legal work and documentation work are genuinely different jobs. Mixing them dilutes both. Keeping them separate means you get a lawyer when you need one, and a focused documentation team when you don't — without paying lawyer's rates for paperwork.
